NM Residential is seeking a skilled and detail-oriented Fire Alarm Technician to oversee fire alarm systems across our portfolio of 9 residential properties in Florida. This role involves programming and servicing fire alarm panels, managing inspections and documentation, and ensuring full compliance with NFPA 72 and Florida fire safety codes.

The ideal candidate will have a strong background in fire alarm systems, hold a NICET Level III or higher certification, and be confident leading field service operations and coordinating with inspectors, vendors, and contractors.

Responsibilities

  • Program, test, and maintain fire alarm systems and control panels (e.g., Notifier by Honeywell)
  • Design or upgrade alarm system layouts based on code requirements and property needs
  • Manage inspection schedules, documentation, and compliance tracking
  • Conduct system troubleshooting and repairs
  • Read and interpret blueprints, wiring schematics, and technical documents
  • Collaborate with property managers, vendors, and fire marshals (AHJs)
  • Lead system-related projects and ensure work meets NEC and NFPA standards
  • Maintain accurate service records and reports for all properties

Requirements

  • NICET Level III or IV in Fire Alarm Systems (strongly preferred)
  • FASA/BASA certification (required in Florida)
  • 5+ years of experience in fire alarm systems, installation, and maintenance
  • Advanced understanding of NFPA 72 and applicable codes
  • Ability to lead field projects and supervise system servicing

NM Residential has an opportunity for a skilled Maintenance Supervisor to join our dynamic team at our apartment community located in Venice, FL


The Maintenance Supervisor is responsible for overseeing the physical assets, general maintenance repairs, apartment make-readies, preventive maintenance and construction or rehabilitation projects for the apartment community. This position operates within and contributes to an environment in compliance with Fair Housing Laws and Equal Employment Opportunity.


Essential Responsibilities:

  • Under direction of the Property Manager, supervise on-site maintenance staff, which may include general maintenance/porters.
  • This individual is responsible for maintaining adequate inventory of supplies for repairs and monthly maintenance budget monitoring.
  • Work with the office team and Property Manager (i.e., walking apartments, move-in/move-out reports, etc.).
  • Determine weekly apartment make-ready and Service Request schedules.
  • Report apartments that are ready to show to the Property Manager.
  • Complete weekly/daily maintenance employee schedules and assignments in tandem with Property Manager.
  • Communicate assignments and major tasks to assigned team members. Make sure they have all the instructions necessary to complete assignment properly.
  • Periodically check the work progress of each maintenance employee. Provide immediate assistance and instruction as needed.
  • Provide input to Property Manager regarding employee performance evaluations, employee compliments from residents, corrective counseling needs, etc.
  • Coordinate, schedule and respond to resident/management requests and Service Request for occupied apartments; use requests to establish priorities. Determine with Property Manager, requests or emergencies that should be top priority.
  • Assign maintenance requests/tasks/projects to maintenance technicians; monitor the completion of maintenance requests in order to limit callbacks.
  • Repair/replace appliances, plumbing systems, air conditioning/heating/electrical systems, etc.
  • Repair/replace any apartment material/maintenance requests within scope of management responsibility.
  • Coordinate, schedule and prepare vacant apartments for move-in. a) Walk all vacancies to determine make-ready needs. Coordinate effort with Property Manager to make schedule and assignments. If major appliances or carpets need replacing, discuss with Property Manager before taking action.
  • Ensure all repairs/replacements necessary for an apartment to be occupied are completed.
  • Ensure all trash from apartments are cleaned out before, during and after make-ready activity.
  • Provide one-on-one training to employees that may need to polish current skills or wish to learn new skills. Prepare, train, and encourage all levels of maintenance staff for the opportunity to be promoted.
  • Identify and correct hazardous community conditions.
  • Tour property daily to look for needed maintenance and liability hazards and report to Property Manager. Repair hazards or assign completion of these tasks to the Maintenance Technicians. Also, secure storage/pool areas, check timers and listen for electrical shorts and malfunctioning motors.
  • Periodically complete written property safety audits.
  • Coordinate, schedule, and perform preventive maintenance on equipment and apartments.
  • Must get approval from Property Manager prior to placing orders for major expenditures and not budgeted items.
  • Provide input to Community Manager in determining needs for next fiscal year budget.
  • Appliance Repair- Trouble shooting and repair of parts, clean lint screen in W/D, pumps and transmission, water heater troubleshooting, repair, and replacement.
  • Carpentry- Proper use of hand and power tools, cabinetry, door handing include installing hardware, closers, hinges, drywall repair and replacement, window repair and replacement, shelving installation.
  • Electrical- Able to replace outlets, switches, light fixtures, circuit breakers, photocells, ballasts, understand and use basic test equipment, knowledge of fire and security system operation.
  • Housekeeping- Understand and use MSDS, use cleaning chemical cleaning as required, maintain cleaning equipment.
  • HVAC- Filter changes, coil cleaning, pump replacement, ability to troubleshoot using schematics and wiring diagrams, maintain a type IIEPA certification understanding of how to use pressure gauges, charge, evacuate and change out condensing units and air handlers.
  • Plumbing – Basic plumbing repair on copper, PVC, cpvc, toilets, pump replacement, replacement of fixtures, calves, water heater troubleshooting, repair and replacement, ability to use electric auger or snake.
  • Pool/Spa Care – Filter cleaning, pool cleaning, chemical testing, knowledge of all shut-off, first aid, signage and pump motor repair and replacement.

Educational Requirements:

High School Diploma/ GED required

Work Experience:

3 + years of prior maintenance supervisor experience a must

5 + years of prior maintenance experience a must

Key Responsibilities:

Leasing and Marketing:

  • Successfully market vacant units and renew occupied units
