NM Residential is seeking an experienced Maintenance Technician to join our dynamic team at our beautiful apartment community in Cleveland, Ohio.
The Maintenance Technician is responsible for ensuring that all physical aspects of the property meet company standards and comply with applicable laws. This includes troubleshooting and repairing apartment systems such as plumbing, electrical, HVAC, carpentry, appliances, painting, and drywall. This position operates within and contributes to an environment that complies with Fair Housing laws and Equal Employment Opportunity standards.
Key Responsibilities
• Troubleshoot and repair plumbing, electrical, HVAC, carpentry, appliances, painting, and drywall issues
• Respond to and prioritize resident work orders, ensuring timely completion
• Prepare vacant units for new residents, meeting company standards and checklist requirements
• Maintain the exterior grounds, including seasonal duties such as snow removal and pool maintenance
• Conduct property walk-throughs to identify and resolve maintenance issues
• Perform on-call duties as scheduled and respond promptly to emergency maintenance requests
• Attend staff meetings and trainings as requiredTechnical Maintenance Responsibilities:
• Appliance Repair – Troubleshoot and repair washers/dryers, water heaters, pumps, and transmissions
• Carpentry – Install cabinetry, doors, hardware, drywall, windows, and shelving using hand and power tools
• Electrical – Replace outlets, switches, light fixtures, and circuit breakers; use test equipment safely
• HVAC – Change filters, clean coils, troubleshoot systems using schematics, and perform repairs (EPA certification preferred)
• Plumbing – Repair and replace fixtures, valves, and water heaters; work with copper, PVC, and CPVC materials
• Pool/Spa Care – Clean filters, test chemicals, perform pump/motor repairs, and maintain safety standards
• Housekeeping – Maintain cleanliness of equipment and facilities using proper cleaning materials and safety practices• Perform other duties as assigned by management
Qualifications
• Education: High school diploma or equivalent (required)
• Experience: Minimum of 3 years of prior maintenance experience (required)
• Licenses/Certifications:Valid driver’s license (required)
EPA Universal Certification (preferred)

Along with the Property Manager, the Lead Maintenance is responsible for overseeing the physical assets, general maintenance repairs, apartment make-readies, preventive maintenance, and construction or rehabilitation projects for the apartment community.
Key Responsibilities
• Supervise and support on-site maintenance staff, including scheduling, work assignments, and day-to-day guidance, under the direction of the Property Manager
• Coordinate apartment make-ready activities, service requests, and maintenance priorities to ensure timely completion and readiness for occupancy
• Work closely with the Property Manager and office team on unit walks, inspections, move-ins, and move-outs
• Perform and oversee repairs to appliances, plumbing, HVAC, electrical, and general building systems
• Monitor work quality, reduce callbacks, and ensure repairs are completed correctly and safely
• Maintain maintenance supply inventory and assist with budget monitoring; obtain approval for major or unbudgeted purchases
• Conduct regular property inspections to identify maintenance needs, safety hazards, and preventive maintenance opportunities
• Ensure cleanliness of work areas and proper removal of trash and debris during make-ready activities
• Train and mentor maintenance staff and provide input on performance, development, and corrective action as needed
• Coordinate preventive maintenance programs and complete required safety audits
